Property condition
A lightly lived-in 2-bed flat is quicker than the same flat after 5 years of tenants with pets. Heavily soiled properties sit at the top end of the range or may need a deep clean first.
Add-ons
Oven, carpets, interior windows, and inside cupboards are priced separately. We list every add-on upfront so you can pick what you actually want.
Distance beyond 20 miles
Within 20 miles of High Wycombe, travel is free. From 20 to 40 miles, a £20–£40 travel uplift applies, always quoted upfront.
Timing (weekends, urgent)
Sundays and bank holidays have a 20% surcharge. Urgent same-day jobs have a 15% surcharge where we have to reshuffle existing bookings.
